249-22 147th Avenue, Queens, NY 11422

The two-family house at 249-22 147th Avenue in Rosedale, owned by Jane Ho, has experienced recurring access issues with building inspections over several years. Most notably, during 2020, there were multiple complaints regarding electrical problems and heating/hot water issues, including complete building heat failure in February 2020 and various electrical issues (lighting problems and outlet/switch malfunctions) in April 2020.

All these complaints required emergency responses, but in each case, inspectors from the Department of Housing Preservation and Development (HPD) were unable to gain access to the units for necessary inspections, resulting in the complaints being closed without resolution. More recently, from 2022 through 2024, there have been four additional complaints regarding site conditions and permit issues, all related to the property address of 11422 (which appears to be an error, as it differs from the original address).

These include two permit-related complaints in July 2022 and two permit-related complaints in December 2023 and May 2024, with inspection attempts in January 2024 and October 2024, respectively. Unfortunately, in all these cases as well, inspectors were unable to gain access, marking these as "2nd Final Attempt" inspections. The repeated inability to access the building for inspections raises concerns about the management's responsiveness to regulatory requirements, even though the specific nature of the complaints remains undetermined due to lack of access.
