The 12-story, 1308-unit residential building at 17-20 Village Lane in Far Rockaway, owned by Kelly Biscusco and completed in 2020, has experienced several recurring issues over the past year, particularly in 2025. Most notably, there have been multiple heat and hot water incidents affecting either individual apartments or the entire building, with three significant complaints in April-May 2025 and additional complaints in June 2025.

Plumbing issues have also been a concern, with multiple complaints recorded for water supply problems, bathtub/shower issues, and sink problems. June 2025 saw violations issued for door frame and window frame issues, the latter including a safety concern about a broken/missing window guard.

During its construction phase in 2020-2021, the building experienced several construction safety compliance actions and inspections, including two Oath Violations Served in June and November 2021, though these were ultimately resolved. The building has also faced regulatory scrutiny regarding high-pressure inspection filings, with multiple violations issued in 2023 for failure to file various internal and external inspections between 2018 and 2022, though these were subsequently dismissed in February 2025.
