The two-story, four-unit residential building at 351 Beach 70th Street in Arverne, constructed in 1930, has experienced several notable maintenance issues over the past five years under the ownership of Derrick Hanson. The most significant cluster of problems occurred in September 2020, when multiple emergency complaints were filed regarding window frames, window panes, and various appliances including an electric/gas range and refrigerator.

During this period, concerning safety violations were also identified related to smoke and carbon monoxide detectors, though these were addressed and closed without further concerns. More recently, in November 2022, the building faced additional challenges involving window-related issues (frames and panes), plumbing problems with a basin/sink, and electrical concerns with an outlet/switch.

These emergency and non-emergency complaints were all resolved by April 2023. While the building has a pattern of window-related issues and some appliance concerns over the years, all reported complaints have been addressed and closed according to NYC Housing Maintenance Code requirements. The most recent documented issues were resolved more than two years ago, and there have been no reported problems in the last two years (as of July 2025).
