745 Van Duzer Street is a two-story, four-unit converted New Law tenement building located in Clifton and built in 1920, currently owned by Sultan Jain. The building has experienced recurring maintenance issues over recent years, with the most significant concerns revolving around pest infestations. There have been multiple 311 complaints and Housing Maintenance Code violations related to unsanitary conditions and pests, with the most recent violations occurring between 2022-2024 regarding failure to file annual bedbug reports as required by HPD regulations.

The building has also experienced periodic heating issues, with emergency complaints filed in January 2020 regarding lack of heat or hot water. A cluster of maintenance issues was documented in July 2018, including electrical problems, plumbing concerns (bathtub/shower and sink), door frame issues, and garbage/recycling storage problems, all of which were eventually closed. Historical records from October 2018 show several violations in need of correction, including a water leak in the bathroom of Apartment 1, broken fire retardant walls in the public hall, and the presence of roaches in Apartment 1.
