The two-family house at 16 Renfrew Place in Mariners Harbor, built in 1925 and currently owned by Wilmington Reo Llc, has experienced several significant maintenance and safety issues over the past five years. Most notably, in January 2021, the building was cited for multiple immediately hazardous conditions, including concerns with unsafe balconies on the first and second floors, which were described as partly collapsed and at risk of further deterioration, along with problems with boarded-up windows and an unstable roof eave.

A series of inspections between 2020 and 2021 resulted in various violations related to failure to maintain the property, including a partial vacate order in May 2020. The building underwent multiple violation dismissals in October 2024, which were related to the failure to certify corrections on immediately hazardous violations between 2020 and 2021.
