This three-story, four-unit Old Law Tenement building at 23 Fillmore Place in Williamsburg, owned by Matthew Kransdorf, has experienced several significant structural and safety concerns in recent months. Most notably, in June 2025, the Department of Buildings documented multiple spalling bricks and shear cracks throughout the exterior, with particular concern about visible shifting and deteriorating cornice at the parapet above the pedestrian walkway.

A building fire at an adjacent property in May 2025 rendered the structure non-compliant, though the extent of this issue appears to be limited to affected power tools and garbage bins. Between May and June 2025, there were three complaints regarding building shaking, vibrating, and structural stability, with at least one resulting in a violation being served.

The building has a documented history of bedbug reporting violations between 2021 and 2024, though recent filings (most recently in December 2024) show no reported infestations, with all units listed as free of bedbugs and no eradication or re-infestation cases. Rodent inspections show a mixed history, with rat activity observed in September 2011, though this was followed by subsequent inspections in October 2011 and March 2019 which passed. While the building has successfully filed annual bedbug reports in recent years, the serious structural issues identified in 2025 represent the most significant current concern regarding resident safety and building maintenance.
