The three-story New Law tenement building at 2028 Bay Ridge Avenue in Bensonhurst, owned by Jeannette Hansen, was constructed in 1927 and contains six residential units. The most significant cluster of issues occurred in mid-2022, when multiple non-emergency and emergency complaints were filed regarding various plumbing problems (including issues with toilets, sinks, and bathtubs/showers), along with concerns about a refrigerator and pest infestations.

While some violations were issued regarding unsanitary conditions and pest problems that required attention, three separate inspections of these issues were conducted between May and June 2022, with the Department of Housing Preservation and Development finding no violations in some cases, though they did identify other compliance issues. The second-floor apartment (2F) experienced particularly notable violations in June 2022, including problems with safety devices such as smoke detectors, carbon monoxide detectors, and window guards, as well as maintenance issues with various fixtures and surfaces.

These violations were subsequently addressed and certified as corrected between July and August 2022. More recently, the building has demonstrated an improved maintenance record, with no reported bedbug infestations in the past six annual reports (2019-2024), and only one minor bedbug-related complaint filed in December 2022 that indicated no infested or eradicated units. The building's overall condition appears to have stabilized since addressing the 2022 violations, with no new violations or significant complaints reported in the most recent inspection period.
