Augrented Insights Report

The 39-unit, 4-story apartment building at 1777 Pine Street in Lower Pacific Heights, constructed in 1964 and currently owned by Pine-gough Associates LP, has undergone several significant renovations and faced multiple maintenance challenges over recent years. Most notably, the building has been addressing critical safety requirements, with a recent fire alarm system modification in July 2024 (cost: $69,750) to comply with sleeping area requirements, and completion of a mandatory soft-story retrofit in 2022 (cost: $100,000) per San Francisco building codes.

The property has a history of maintenance issues requiring urgent attention, including multiple complaints about water damage, mold, and window problems in 2021-2022, along with plumbing concerns regarding sewer gas emission (September 2023) potentially related to vacant units and aging plumbing systems. Security was a significant concern in 2017, with multiple complaints about broken doors leading to security breaches and theft incidents, though these issues appeared to be addressed promptly.

The building's maintenance history includes various roofing projects (1996, 2006, 2017), a concrete pool deck replacement (2011), and infrastructure upgrades such as gas line replacement and boiler upgrades (2006, 2016). Recent records show recurring issues with exterior cleanliness, with multiple reports of debris and sanitary concerns in the vicinity of the building throughout 2024. While the property has generally addressed most violations and complaints through required remediation processes, the recent fire alarm system modification and outstanding "sleeping area requirements" violation as of November 2023 warrant attention to ongoing safety compliance efforts.
