The two-unit residential building at 342 22nd Avenue in San Francisco's Central Richmond neighborhood has undergone significant changes over the past few years. Originally built in 1900, the 2-story flats and duplex structure was demolished in 2021 following Planning Commission approval to make way for a new, larger building.

The approved project, designed by Paul Beamer Architecture, specified the construction of a 4-unit, 3-story building measuring approximately 6,600 square feet. During the construction phase in 2022, permits were issued for electric power installation, temporary power, and special inspections related to "racm" removal. Recent records from 2023-2024 indicate several maintenance and public space management issues near the property, including a missing side sewer vent cover, sidewalk defects, and multiple encampment-related incidents.

While most of these encampment cases were reported as unable to locate the affected area, there was one case in February 2024 that achieved a four-foot clearance. The building now requires attention to some unsolved maintenance issues, including the missing side sewer vent cover and lifted sidewalk. Prior to these recent issues, the property underwent various maintenance works including roof replacements in 2008 and 2002, and the installation of grout permeation at the west property line in 2013.
