The Wong/Liang Family Trust owns this four-unit, single-story multi-family residential building located in San Francisco's Outer Richmond neighborhood at 706-708 45th Avenue. Built in 1923, the building has undergone relatively few documented changes over its history, with a building permit filed and completed in February 1983. Two significant sets of violations were recorded in early 2003, related to fire safety and security requirements - specifically, the need for fire extinguishers and self-closing devices on exterior doors.

These violations were all abated by April 18, 2003. Prior to that, in April 1998, there were multiple maintenance issues reported including problems with the shower fixtures, leaking windows, a leaking water heater closet, and concerns about a gas smell from the stove; however, these complaints were resolved within a week. The most recent documented issues have primarily been related to exterior maintenance and environmental concerns, with multiple 311 calls in late 2024 and early 2025.

These include reports of graffiti (which has been resolved in some instances), garbage and debris on the street (which has been addressed repeatedly), and overgrown trees requiring maintenance. As of now, there are still open cases regarding graffiti and tree maintenance from December 2024, as well as an overhead lines issue reported in January 2025. Several parking-related complaints have been filed through the MTA system, though these appear to have been resolved or couldn't be validated.
