Initial analysis

The two-story multi-family residential building at 1378-1382 17th Avenue in San Francisco's Inner Sunset neighborhood was constructed in 1947 and contains four apartment units. The property has undergone several significant upgrades and maintenance activities over the years, including a comprehensive electrical system modernization in 2004 that involved installing new electrical service and meters for all four units, as well as a major courtyard renovation in 2007 that added four new windows (24"x36"), replaced stucco in various areas, and upgraded stairway handrails to meet code requirements. The building experienced a series of fire and safety-related violations in February 2000, which were all promptly addressed and abated by March 23, 2000; these violations included issues with combustible storage, egress obstructions, and exterior door self-closing devices. The property has been subject to routine housing inspections in 2000, 2001, and 2011, all of which were resolved. More recent activity includes a general cleaning service call in June 2023 and minor parking and sign-related issues in 2018, though these were external to the building itself.

The building's ownership and management have demonstrated responsiveness to regulatory requirements and maintenance needs, as evidenced by the prompt resolution of violations and regular improvements to the property. The most recent major improvements focused on security and safety features, such as the installation of new windows and updated handrails. The property has maintained compliance with housing regulations since the 2000 violations were addressed, and there have been no recorded violations or complaints directly related to the building's condition or safety in recent years. Records indicate that both 1378 and 1382 17th Avenue share common utilities and infrastructure, as evidenced by the 2004 electrical permit.

We had a new toilet installed 5 years ago. the builder contractor did not use wax sealant and ignored corrosion damage to the pipe. last week that toilet began leaking from below tuesday at 7pm. the landlord came the following morning, wednesday 9:45 am. they came alone, visually inspected the toilet and even though we explained that sewage water leaked and showed them evidence of it leaking by flushing the toilet they asked us to wait to the following day, thursday morning.we called our own plumber and attached their report. now we are filing a complaint.
