Initial analysis

The three-story, 12-unit multi-family residential building at 123 Sanchez Street in Duboce Triangle, owned by Molly J Elliott Trust, was constructed in 1929 and has experienced several notable events affecting its maintenance and safety systems. Most recently, in September 2023, the building received a violation related to common area maintenance and exit maintenance, though these issues were promptly addressed within 10 days. The property has required multiple carbon monoxide incident responses (with no civilian injuries reported) between 2015 and 2018, indicating possible ongoing safety system concerns, and encountered two alarm system malfunctions in 2015. In 2021, the building underwent electrical system upgrades including a main breaker replacement and related work, with one modification still showing as open in 2021.

The building has faced various infrastructure and maintenance challenges over the years, including a recorded bed bug infestation in late 2019, and historical incidents related to fire system components. Recent maintenance records show both water main and fire hydrant repairs were approved to improve fire safety systems, though specific completion dates are not noted in the available records. The property has generated multiple 311 calls primarily related to external issues such as parking violations on sidewalks (with multiple incidents from 2021-2022), street cleaning matters, and instances of graffiti, with the most recent graffiti complaint still being investigated as of January 2025. While many of these issues have been addressed through normal channels, the pattern of CO incidents, fire alarm malfunctions, and pest control needs suggest ongoing attention to building systems and maintenance requirements.

How 123 Sanchez St's risk score is calculated
