3440 20TH ST 94110The approximately 12,513-square foot project site (Assessor’s block 3595, lot 048) is located on 20th Street, on the block bounded by 19th Street to the north, South Van Ness Avenue to the east, Capp Street to the west, and 20th Street to the south in the Mission neighborhood. The existing building at the project site is a 25,644-square foot, 37-foot-tall, four-story, thirty-nine unit residential building constructed in 1965. The corner lot site is predominately built out with the existing building with the exception of an approximate 2,140-square foot alley by the northern property line accessible by Capp Street and an approximate 1,070-square foot private driveway along the eastern property line accessible on 20th Street. The existing building contains a ground floor level with a lobby, parking garage for thirty-nine vehicle stalls, and utility and storage space, with all residential units on floors two, three, and four. On the existing public facing building façade on Capp Street and 20th Street, there are a total of eight garage doors within the existing building and a ninth garage door adjacent to the building currently setback approximately 13-feet from the front property line along 20th Street providing access to a private driveway for the property. The proposal is to add 9 accessory dwelling units within the existing building envelope on the ground floor though the conversion of existing storage and utility space and the removal of thirty-one parking stalls. Eight accessory dwelling units are proposed to have new private open space patios built in front of each new unit along the existing alley and private driveway ranging in size from approximately 140 square feet through 464 square feet. There are no proposed modifications to the existing residential units on floors two, three, and four. No excavation or expansion of the existing building envelope is proposed. The building after construction of the proposed project will remain 37-feet-tall and four-stories in height and will include approximately 31,086 square feet of residential habitable space, forty-eight dwelling units, and eight off-street vehicle parking spaces. The proposed façade alterations include removal of two garage doors on the 20th Street frontage, removal of two garage doors and reduction of one garage door from double-width to single-width on the Capp Street frontage, and replacement with doors, windows, gates, and matching exterior finish material. Curb cuts will be infilled and restored where the garage doors were removed or reduced in width. An existing garage door on 20th street providing entry to the alley will be removed and replaced with a decorative concrete screen wall and stainless steel powder-coated gate. All garages removed are to be infilled with cement plaster. All new windows to be aluminum casement windows.Calhoun, Serina
