Initial analysis

480 Potrero Avenue is a 6-story, 76-unit multi-family residential building constructed in 2016, currently owned by SST Investments LLC. The building has undergone several significant modifications since its completion, most notably the conversion of commercial space to residential units in 2019-2022, which required multiple fire safety system updates including sprinkler head extensions and fire alarm system modifications. The property has experienced recurring fire safety system issues, with violations related to alarm systems, sprinkler systems, and exit maintenance occurring between 2017 and 2024. Recent complaints from 2023-2024 have raised concerns about sanitation in the shared courtyard area, including reports of dog waste and inadequate cleaning, as well as more serious issues such as water damage and mold. The building's maintenance history shows a pattern of addressing violations promptly, with most fire code violations being corrected within days of issuance. Recent plumbing work completed in 2022 included the installation of new bathrooms and utility connections.

The building's fire incident history shows multiple alarm activations, mostly due to system malfunctions or false alarms, with one recorded cooking fire that was contained and no civilian injuries reported. Historical records indicate previous issues with the building during its construction phase in 2005-2006, including safety concerns related to demolition work and unauthorized access by homeless individuals, which were subsequently resolved. The property's energy systems were installed according to modern standards, with a 2000-amp service, individual unit metering, and comprehensive fire safety systems including sprinklers and alarms. Recent 311 calls from January 2025 indicate ongoing issues with debris and waste management around the property, though these were mostly resolved through standard cleaning procedures.
