The Owners, a couple and long-time San Francisco residents (a Ceramics Professor at SF State and an SFbased Craftsman/ Finish Carpenter), with small child, purchased this existing, 3-story, (4) residential unit home in Bernal Heights across from Precita Park, in January 2024. My firm, Cee Architects, was brought on to determine the feasibility of adding a building story atop the existing Floor 3, a new elevator, various interior improvements and structural strengthening, shown in the documents attached. Existing Ground Floor: (3) Car Parking; Garage & Storage Areas Existing Floor 2: (2) Residential Units, 3232 and 3232A Folsom Existing Floor 3: (2) Residential Units, 3234 and 3234A Folsom The Owners propose the following: A. All Floors – Install a new, 4-stop/4-floor disabled-compliant Passenger Elevator, at rear of existing building, to allow disabled access to all residential units within the footprint of the existing rear building area, with a new, fire-rated assembly and structural members (per California Building Code), at the interior of the existing walls. B. All Floors – Install a new, 4-floor California Building Code-compliant wood stair and exterior enclosure to replace the existing, under-structured, non-code compliant stair with winders. C. Floor 3 — Create a new opening between Unit 3234 and Unit 3234A on Floor 3 to merge these units into one, larger residential Unit 3234. D. Ground Floor – Create a new, residential unit on the Ground Floor, Unit 3234A, that will be disabled accessible with entry from Folsom Street and access to the existing Rear Yard garden, along with a new garden at the existing Ground Floor lightwell area. E. Floor 2 — Unit 3232A — Renovate the existing interior to provide a more useful interior for a new tenant including reorganizing floor plan to accommodate the new passenger elevator and access, including building a new, enclosed hallway at the existing south lightwell to allow easterly interior rooms to be accessed from the westerly elevator and rooms. F. Floor 3 — Unit 3234 — Renovate the westerly Primary Bedroom to add a small bathroom at an existing, adjacent closet; Build out new wood deck (per California Building Code) within footprint of south lightwell and provide access to deck from east room off new deck. G. Floor 4 — Unit 3234 — Build new, wood-frame, Vertical Addition and Roof Deck (to SF Planning Design and Roof Deck Guidelines), accessible from new passenger elevator and new code-compliant stair at westerly building areas; this will create a new residential unit at Floor 4. H. These proposed improvements will yield (5) residential units, an increase of (1) unit from the existing residential unit count, as follows: Existing Ground Floor: (3) Car Parking; Garage & Storage; (1) Residential Unit, 3234A Folsom Existing Floor 2: (2) Residential Units, 3232 and 3232A Folsom Existing Floor 3: (1) Residential Unit, 3234 Folsom New Floor 4: (1) Residential Unit, address TBD
