Initial analysis

840 Post Street is a 9-story, 90-unit multi-family residential building owned by Avalon Bay Communities Inc, constructed in 1990 in San Francisco's Downtown district. The property has undergone several significant safety system upgrades in recent years, including a substantial $732,772 modification to the fire alarm system in December 2023 to comply with current fire codes, and the addition of low-frequency sounders in sleeping areas approved in July 2024. The building's elevator and fire system infrastructure have also seen improvements, with work completed in 2022 focusing on elevator controller upgrades and the removal of sprinkler systems from the elevator pit, totaling over $110,000 in combined costs. The property has maintained its commitment to sustainability with the installation of 12 electric vehicle charging stations in 2019.

The building has experienced recurring maintenance and habitability issues, particularly in its earlier years, with several documented incidents of mold and moisture problems between 1999 and 2011. More recent complaints from 2021 and 2022 have raised concerns about construction impacts on emergency egress, window sealing issues, and insect/rodent presence in some units. A notable safety concern was reported in July 2021 regarding a maintenance trailer allegedly used for illicit activities near unit windows, though this complaint is now listed as not active. The building's fire safety systems have undergone regular inspections and improvements, with the most recent citation in October 2023 regarding sleeping area requirements, though this appears to have been promptly addressed. The property's location has experienced typical urban challenges, as evidenced by multiple recent 311 calls in late 2024 regarding street cleaning and debris issues, though these are primarily related to the building's vicinity rather than internal conditions.
