Initial analysis

The two-unit residential building at 2205 Pine Street, located in Lower Pacific Heights, is a two-story flat and store structure built in 1900 and currently owned by Toms & Jeannie Soo Hoo Rev. The building has experienced several significant issues over the past several years, particularly regarding unauthorized unit conversions and building code violations. Between 2017-2022, there were multiple complaints about illegal units, including reports of a basement apartment with bathroom, kitchen, and stove facilities, and a hazardous electrical situation in 2020 involving multiple scooters being charged throughout the property, though most of these complaints were marked as not active or abated with no violations found during inspections.

The property has undergone some legitimate maintenance work over the years, including a reroofing project in 2005 costing $9,500 and general restoration work in 1987. More recent records show multiple parking enforcement issues in 2023-2024, with numerous citations issued for driveway blocking, though these are external to the building's condition itself. The building has also been the subject of various complaints regarding a psychic business operating at the location, with issues raised about unpermitted signage and an illegal awning, though these complaints were ultimately closed with no violations found. Two fire complaints were filed regarding electrical systems and blocked exits, both of which were determined to have no merit upon investigation. The building's documented history suggests ongoing challenges with unauthorized modifications and use of space, though many of these issues have been resolved through official investigations.

Date last observed: 01-oct-25; exact location: rear bldg; building type: residence/dwelling abandoned/derelict structure; structural problems; deteriorated electrical equipment; ; additional information: there is an adu behind 2205 pine street seems to have fallen into disrepair. the elevated porch has missing wood planks and looks like it could fall apart.. there are wires coated in dead leaves. trash is everywhere. building looks dilapidated. last night there was a loud violent fight outside the unit and i’m wondering if there are squatters or if it’s vacant. either way it does not look safe and someone should go take a look. it’s a red adu behind the building accessible by an alley. ;
