Initial analysis

The property at 24-26 Collins Street is a two-unit, two-story multi-family residential building located in the Jordan Park/Laurel Heights neighborhood, owned by the Kelly Family Trust since 2011. The building, constructed in 1948, has undergone several significant infrastructure improvements over the years. Most notably, in 2015, a complete re-roofing project was carried out at a cost of $14,590, and in 2003, the electrical system was significantly upgraded with a 200-amp service installation, including three meters and circuit breaker panels. More recent maintenance work includes gas supply installation for water heaters and utility connections in 2012, and attention is currently required for sidewalk issues, with reports of collapsed sidewalk sections in late 2023.

The building's maintenance history shows regular upkeep, including historical improvements such as window installations and dry rot repairs in 1990. However, the property has recently experienced some infrastructure concerns, particularly regarding the sidewalk conditions, with both open and resolved cases related to defects reported in December 2023. The area around the building has been subject to multiple parking-related complaints in 2023, particularly regarding double parking incidents involving a specific vehicle (gray Audi), though these are external to the building's condition and maintenance history. While the property has undergone necessary updates to maintain safety and compliance, the recent sidewalk issues represent the most significant current concern related to the building's immediate environment.

The fencing that connects all those yards have been torn down. believes the landlord of 24-26 collins tore it down, unsure why but it has been going on for 6 months and is in the yard of 24-26 collins back yard right now. there are renters in all of those buildings; it¿s a safety issue because anyone from another building can come into our yard, and into the apartments. anyone can trespass. her understanding is the landlord are arguing about the costs on who is going to pay for the fence, that¿s what she heard from another tenant, in the meanwhile, nothing is happening.
