Initial analysis

560 26th Ave is a 12-unit, 3-story multi-family residential building located in the Central Richmond neighborhood, built in 1959 and currently owned by the Herman Wendel Revocable Trust. The building has undergone significant safety improvement work in recent years, most notably completing a mandatory soft-story retrofit in 2023 that included the installation of steel moment frames and plywood shear walls, achieving compliance with San Francisco's earthquake safety requirements. Recent maintenance activities include bathroom upgrades (2024), electrical rewiring of multiple kitchen outlets across several units (2024), and a currently open fire safety violation regarding fire extinguisher maintenance issued in September 2024.

The building has experienced various routine inspections and fire safety issues over the years, with several violations related to fire safety systems, including alarms and extinguishers, though most of these have been promptly corrected. Historical issues from the early 2000s included problems with the central alarm system, fire proofing, and combustible storage, all of which were abated. The building's recent history shows active maintenance and compliance efforts, including multiple permit revisions for structural improvements in 2023 and ongoing electrical upgrades in 2024. External to the building, several 311 calls have been made regarding parking issues and general cleaning of the immediate area, though these are typical of urban environments and not directly related to building conditions.
