Initial analysis

The building at 1297 6th Avenue in the Inner Sunset neighborhood is a three-story, two-unit multi-family residential structure built in 1903, currently owned by Barbara Oleksiw Revocable Living Trust. The property has undergone several significant renovations and maintenance work over the past three decades, including a complete reroofing in 1994, exterior wall improvements with dow foam and Alcoa vinyl siding installation in 1993, and brick veneer removal with stucco replacement in 1990. More recent infrastructure work includes plumbing upgrades in 2015, involving the replacement of the house trap and main line connections.

The property has experienced some notable maintenance and compliance issues in recent years. In 2019, there was a complaint about visible electrical, gas, sewer, and plumbing items attached to the building's exterior, while in 2010, multiple violations were recorded regarding an unpermitted rainwater storage barrel that was eventually abated within three months. Recent building activity suggests ongoing maintenance needs in the surrounding area, with multiple 311 calls in 2024 regarding pavement defects, tree maintenance, and various cleaning issues, though these are primarily related to public infrastructure rather than the building itself. An open complaint from August 2024 regarding excessive noise remains unresolved as of October 2023. Additionally, there is a planning record noting unauthorized installation of an additional curb cut related to the property's driveway access.

Planning Record Feb 12
I posted on Craigslist looking for a room or apartment in SF available during the holidays, A woman responded by email and then called me, saying she has four rooms in her house by Golden Gate Park that she has people come stay in. She strangely listed the rooms as $10/night (that’s literally ten dollars) plus $65 cleaning fee for the stay. Her email said she can’t rent a room more than 30 days then on the phone she said more than 30 days is fine. She said she doesn’t want to be in the rental business yet here she is renting. The address she listed in the email as the rental location differed from the address she then had on a rental agreement PDF that she emailed for me to sign (I did not sign). She also listed a different cleaning fee on her rental agreement ($85) than in her email ($65). And she calls the $10/night an “donation” in her email but a “utility reimbursement” in her rental agreement. It seems like a bait-and-switch scheme. And she demanded my photo ID before I even agreed to anything or even any dates. It all seemed scammy so you might want to figure out what she’s doing since she may be violating SF rental laws. Her name is “Barbara Oleksiw,” her phone 415-246-4748, email [email protected], address listed in email as “502 Irving, SF 94122” but listed as “1297 Sixth Ave” in her rental agreement. Please see attached photo of her house she is renting rooms in, and copy of her rental agreement. If you want more info, copies of her emails, etc., let me know
