Initial analysis

746 Douglass Street is a 5-unit, 2-story multi-family residential building located in Noe Valley, built in 1914 and currently owned by Warren K & Lillian K Woo Re. The property has undergone several significant maintenance and safety-related improvements over the past decade, most notably a comprehensive renovation in 2017-2018 that addressed multiple violations including stair repairs, electrical upgrades, and kitchen improvements. This work followed a pattern of recurring maintenance issues, with the building experiencing multiple violations and complaints related to safety and habitability between 2017-2019, including problems with plumbing, electrical systems, and various appliances. These violations were generally resolved through subsequent repairs and upgrades, including the replacement of water service lines in August 2024 and various electrical improvements. While the building's maintenance history shows regular roof replacements and infrastructure improvements, including gas piping installation in 2012 and various electrical upgrades, there have been recurring issues with stairs, plumbing, and electrical systems that required attention through both violations and complaints.

Recent maintenance activity includes multiple 311 calls in 2024 regarding street issues near the property, including garbage, parking concerns, and flooding. The most recent significant improvement was the replacement of the water service line in August 2024, indicating ongoing attention to the building's infrastructure needs. The property has a documented history of addressing safety concerns through repairs and improvements, though the pattern of recurring violations and complaints suggests periodic maintenance challenges. All known violations and complaints prior to 2024 have been marked as "Not Active," indicating they have been resolved, though the building's age and history suggest ongoing maintenance requirements may be expected.
