Initial analysis

30 Crestline Drive is a 12-unit, two-story multi-family residential building constructed in 1964, currently operated by Crestline Dr Apts LLC. The building has undergone several significant improvements over the years, with the most recent being a kitchen renovation in Unit 5 completed in October 2024 at a cost of $12,000. Major past projects include a mandatory seismic retrofit completed in 2017 (cost: $90,000), the installation of a private hydraulic elevator in 2012-2013, and a complete re-roofing of the mid and lower level flat roof in 2020 (cost: $37,200). The building is classified as a Tier 3 soft-story property, and while the retrofit work has been completed and a Certificate of Final Completion issued, there was a recent fire alarm system issue in September 2022 that was promptly corrected.

Recent concerns from 2023-2024 include multiple complaints about garbage and debris, particularly involving city garbage cans overflowing, with the most recent issues occurring in October 2024. Additionally, there are active concerns about common areas noted in a January 2024 complaint. A September 2024 complaint was filed regarding construction activity including loud noise from a table saw and construction supplies in garages, though this case is marked as not active. The building has a history of addressing maintenance issues, including previous violations related to fire escape ladders (2003) and plumbing repairs (2006), both of which were abated. Inspectors have recorded various repairs to decks over the years, including significant dry rot repairs in 2011. While most historical permits dating back to the 1980s through 1996 are marked as expired, they demonstrate a pattern of regular maintenance and improvements to the property over time.

Three of the garages on this back road at 30 crestline drive are filled with construction supplies, and there is frequently a very loud table saw cutting wood in the afternoons. worker claims this is simply for building maintenance, but it looks like a workshop, possibly an illegal construction business. either way, the noise is well over the decibel limit, and if it is a legal construction site, the table saw needs to stay inside the garage and the the door needs to remain shut to minimize the noise disturbance.
