1931 15TH ST 94114This project replaces the existing stair and deck from both units, which is currently not code compliant and unsafe to use with dry rot. By creating similar stairs, decks are proposed for both units to use, which corresponds with already permitted additional doors to access the deck spaces from both units. A new 1- hr rated firewall is required at the property line while preserving the neighboring light well and setting back the wall. A new bedroom suite is proposed on the 1st level, which will be associated with the unit on the 2nd floor to create a 2 bedroom rental. Excavation is required to get a legal ceiling height. This space will be under the existing building and within the buildable area. The existing half bath is relocated and designed to create a full bath. The stair and landing are proposed within the required rear yard but is an allowed obstruction per Sect. 136 (14). Sprinklers are to be added at this bedroom suite and to the unit above, which it is associated with. Rear yard design is to replace the existing all wood patio, planters, and fence with pavers, built-in seating/planter/ fence with new landscaping, and fire pit.
