Initial analysis

The property at 666-668 Valencia Street in the Mission Dolores neighborhood currently has no active residential units or building stories, with an ownership record showing Mission Housing Dev Corp as the registered owner. The building's history shows significant redevelopment activity, with three units having been demolished in 1995, following earlier attempts to raze the structure in 1985. A major planned development proposes constructing 50 senior housing units, following earlier acquisitions and demolition approvals, with multiple planning records indicating this project's progression through various stages of approval, including CEQA clearance issuance.

Recent building maintenance and safety records show no active housing violations since 2011, with routine apartment inspections in 2002, 2006, and 2011 showing no violations. However, there have been numerous recent maintenance and environmental issues reported through 311 calls between 2023-2024, including multiple instances of graffiti (most recently in December 2024), garbage and debris removal requests, and a sewer odor complaint filed in September 2024. The building underwent a re-roofing project in 1990, and two alarm system complaints were recorded in 2005 and 2006, with one requiring correction and the other found to have no merit. The property has been subject to various street maintenance issues, as evidenced by multiple 311 calls, though these are primarily related to sidewalk and street cleaning matters rather than directly involving the building structure itself.

There has been construction going on for 6 months at this location. i live above it. i have reached out to my landlord and heard nothing. they are doing construction , drilling, banging, all of the sorts past 8pm. they have started before 7am some days. the night construction issue has been everyday for over 3 months. i have reported this several times to 311. i am beyond fed up. they are doing construction as late as 1am. i have video evidence of the sound and evidence of construction workers moving furniture and construction into this unopened restaurant past 8pm. this is ridiculous (311 sr 101003372036)
