A variance will be needed for lack of open space and for less than the minimum lot size. Granting of the variance will allow the splitting of the lot, and this will allow the property owner to obtain better financing as financing for 9 units on one lot, and two buildings on one, has been very hard to obtain as it is a very unusual situation. Property insurance has increased each of the last several years by a great deal as insurance companies perceive such an unusual lot with these features to be very risky and that has lead to huge premium increases which has allowed for less funds to maintain units for the benefit of nine tenants.
