Augrented Insights Report

The property at 1059-1061 Church Street is a two-unit, two-story multi-family residential building located in Noe Valley, constructed in 1900 and currently owned by Bennett Daragh. The building experienced significant maintenance issues in 2018, particularly during August when multiple complaints were filed regarding heating problems, interior damages, and safety concerns.

These violations, which included heating system failures, water damage, floor covering issues, appliance repairs, and concerns about paint hazards, were all addressed and officially abated by June 2019 through a series of permits and repairs totaling over $6,000. These improvements included the installation of a new heating system, ducts, furnace, exhaust fans, bathroom renovations, and electrical upgrades including new lighting and dedicated circuits. Earlier building history shows some structural concerns were addressed in 2004 when rear balconies, stairs, and laundry rooms were rebuilt.

More recent activity includes ongoing maintenance matters, with a tree blocking the sidewalk (reported July 2024) and graffiti (reported February 2022), though these are not directly related to the building's condition. The property has also seen two planning records regarding proposed parking modifications, including a request for a variance to construct a two-car garage in the rear yard, which was ultimately approved. While the building underwent substantial remediation work in 2018-2019, the recent 311 calls suggest there may be ongoing maintenance needs that require attention.
