The 6-unit, 2-story multi-family residential building at 106 Fair Oaks St in Noe Valley, built in 1961 and currently owned by the Merle F Borruso Test Trust A F, has undergone several significant improvements and faced various maintenance challenges over its history. Most notably, the building completed a mandatory soft-story retrofit in 2014 at a cost of $40,000, bringing it into compliance with seismic safety requirements under SFBC Chapter 34B. In 2016, structural improvements were made including the removal of stucco, replacement of dry rot wood studs, and residing with hardy planks at the rear of the building, which is now visible from the street.
