Initial analysis

The two-unit residential building at 2840 Bryant Street in San Francisco's Inner Mission district is a two-story flats and duplex structure built in 1923, currently owned by the Marky Lynn Quayle Living Trust. The property has experienced several significant maintenance and safety issues over the years, most notably in 2014 when multiple violations were recorded that required the addition of carbon monoxide detectors and repairs to the rear staircase. Two major complaints in late 2014 mentioned serious maintenance problems, including kitchen ceiling leaks causing mold and water damage, as well as concerning indoor mold affecting a tenant's health. Structural and safety issues have been periodically addressed, including plumbing work in 2008, staircase repairs in 2014, and reroofing completed in 1995.

Historical complaints indicate various safety and habitability concerns, including a lack of heat control and exposed subflooring in 2007, ventilation issues between units in 2007, and unauthorized garage rental activity in 2012. Fire-related violations were noted in 2006 regarding combustible materials near heaters and operating without a permit, though these were subsequently closed. Recent history shows relatively few building-specific issues, with most recent 311 calls relating to street-level concerns such as parking violations and debris removal requests. A sewage backup incident was reported and resolved in 2020, while the most recent building-related service calls in 2022-2024 primarily involved street maintenance and cleaning matters rather than building-specific issues, suggesting improved building conditions in recent years.

There is a mold issue in residence. was reported to the landlord last year. they had a mold inspection on property last may but won't discuss results with residents and have taken no steps to address mold. dbi came out and owners didn't properly remediate it; just cleaned the surface so its returning. mold can be found in bathroom around tub, side of show stall, against wall and window and under basin and ceiling. it's in the kitchen too. there's also a wooden unfinished cabinet that's starting to rot on the side from it. there is mold in the slide out tray of the washing machine. dining room had mold issues and owners just scraped it off and painted over. residents won't use that room anymore. it's all over.
