Initial analysis

The 3-unit, 2-story multi-family residential building at 71-75 Manzanita Avenue, built in 1949 and currently owned by Cutler Properties LLC, has undergone several significant maintenance and safety updates over its history. The most recent major work was a complete reroofing project completed in 2018 at a cost of $19,610, which followed earlier roofing work from 1998 and garage repairs from 1987 that addressed dry rot issues. In 2005, electrical improvements were made with the installation of three garage door openers. The building underwent a routine housing inspection in 2008 that resulted in multiple fire safety and gas utility-related violations, including the need for fire extinguishers and gas meter instructions, though all these violations were abated by November 2008. Prior to that, routine inspections were conducted in 1999 and 2011, with the 1999 inspection being resolved the same day. More recent activity at the property has primarily consisted of temporary moving-related parking sign requests in 2013, 2015, and 2016, indicating regular tenant turnover and adherence to parking regulations during moves. While the building has experienced several maintenance issues over the decades, all documented violations and complaints have been addressed and resolved according to records.

The story over time

71-75 Manzanita Ave event timeline

Violations, complaints, fire incidents, permits, and buyouts — most recent records in order.

2026
DBI Complaint Mar 03
This unit is uninhabitable due to water damage in the living room, dining area/kitchen, primary bedroom, and bathroom. the tenants hired a professional mold inspector to inspect the unit and identified high levels of airborne mold throughout the apartment. we believe this is a violation of both the san francisco housing code and the california health and safety code. while we have already requested an inspection from the department of building inspections and they issued a violation, they were unable to measure moisture in the walls or levels of airborne mold, so their violations address visible mold issues (which are only a subset of the issues). as a result, we are hoping to reach sfdph's environmental health section to discuss additional health-related violations.
