My husband and I recently purchased (June 2025) this building in the Castro which was marketed as a multi unit mixed use building. The first floor consists of roughly1450 sqft of which roughly 500 sq ft each is a commercial unit, UDU and garage. The UDU has the same tenants for 23 years and are an elderly gay disabled couple (per the city's qualifications +62yr in age). Our hope was to continue to provide housing for this couple and also a place for their business (they are the tenants of both the UDU for 23 years and the commercial space for 3 years), while at the same time update and bring back the charm of the building and upper unit (where we currently reside). In the past 6 months we have uncovered many documents (with the help the the planning and building teams) that creates a confusing picture of both permitted and unpermitted work done before our purchase of the building, as well as varying documents (3R, complaint abatements, permits, certificated of occupancy) that show both 1 and 2 dwelling units.
