Rent & eviction protection

Is 501-529 Font Blvd rent-controlled?

San Francisco's Rent Ordinance caps rent increases and provides eviction protection for most residential units built before 1979 with 2+ units. Here's how this building scores.

Statewide backstop · AB 1482

California Tenant Protection Act of 2019

Even when a building isn't covered by local rent stabilization, the statewide Tenant Protection Act (AB 1482) may still apply. It caps annual rent increases and requires the landlord to state a legal reason to end most tenancies.

Just-cause eviction
After 12 months
Local rent control likely takes priority. This building appears to fall under the local ordinance above, which is stronger than AB 1482. Where a local just-cause ordinance applies, its rules govern instead of the state cap.

AB 1482 does not apply to single-family homes and condos unless owned by a corporation, REIT, or an LLC with a corporate member; to owner-occupied duplexes; or to deed-restricted affordable housing. The Act is in effect until January 1, 2030. Not legal advice — see the California landlord–tenant guide.

Initial analysis

The 66-unit, 2-story multi-family residential building at 501-529 Font Boulevard in the Stonestown neighborhood, currently owned by Parkmerced Owners LLC, has a complex maintenance and compliance history since its construction in 1942. The property has undergone multiple roofing projects between 2006 and 2010, with costs ranging from approximately $5,970 to $25,000, showing consistent attention to building envelope maintenance. Significant improvements included a set of voluntary seismic upgrades completed in 2006, demonstrating proactive structural reinforcement. However, the building has faced recurring issues with mold and water damage, most recently evidenced by multiple complaints in 2023 regarding leaking ceilings and bubbling in bedroom areas, as well as a 2022 complaint documenting extensive mold in a second bedroom. Electrical improvements were made in 2007, including kitchen wiring updates, while a fire-related wiring repair was completed in 2003.

The property has experienced several regulatory compliance challenges, including building violations in 2022 related to mold and lead paint hazards, though these have since been marked as not active. A boiler permit issue arose in 2010 but was resolved within months. Fire safety systems have been activated multiple times, usually for false alarms or system tests, with one notable cooking incident recorded. Recent 311 calls from late 2024 indicate ongoing concerns with sidewalk defects and curb issues near the property, though these matters are currently open. A January 2024 fire violation regarding sleeping area requirements was issued and is noted as open, indicating a potential current compliance issue. The building's maintenance records show regular upkeep of major systems, but the recurring nature of water damage and mold issues suggests ongoing challenges with moisture management.

I did not find the right category to pick on the box above.it is inadequately maintained both inside and sometimes outside the building. currently, they don't clean the common corridors frequently enough, and garbage piles up, causing health risks from flies, food decomposition on the floor, and insects. there is a foul smell in the corridor currently. repeated emails and phone calls to the management do not result in any action. hoping that complaining on this platform would result in some action. i am attaching a photo. i have videos(.mov) files that i am unable to attach.
