Initial analysis

The 6-unit, 2-story multi-family residential building at 1506 Lombard Street in San Francisco's Marina neighborhood, owned by Shaw Family Trust, has undergone several important improvements since its construction in 1924. The most recent renovation work was completed in 2020, involving comprehensive updates to Unit B's kitchen and bathroom, including new cabinets, counter tops, plumbing fixtures, and electrical system upgrades to comply with code requirements. This followed a significant electrical infrastructure upgrade in 2018, when seven subpanels were replaced and the building's service was upgraded to 200 amps. However, the property has experienced some persistent maintenance issues, most notably with its windows and exterior surfaces. A recent active complaint from August 2024 cites deteriorating windows with damaged paint and wood on the front elevation, echoing similar concerns from past years.

The building's history reveals a pattern of maintenance challenges, particularly in the late 1990s and early 2000s, including multiple violations in 2003 related to egress obstruction, interior surface maintenance, security features, and stairs repairs, all of which were abated by May 2004. There were also notable incidents of water damage and various resident complaints during this period. While recent years have shown fewer serious violations, there have been recurring issues with the property, including multiple 311 calls regarding garbage and debris management around the building's perimeter between 2022 and 2024, and occasional parking enforcement matters. The building's fire safety systems were addressed in 2006 when violations related to fire alarm maintenance and system certification were recorded and subsequently closed. The most recent building-related actions have primarily concerned exterior maintenance and basic sanitation issues as documented through 311 calls and housing complaints.
